Start
Ethan receives a message from his wife, Mia Winters, whom he believed to have been dead for 3 years.
The message leads him to a plantation in Louisiana.

He encounters the disturbing Baker family:

They are all infected by a mutant organism called Mold, which controls their bodies and minds.
The meeting with Eveline
The root of the problem is Eveline, a bioweapon created to infiltrate families by pretending to be a girl.
Ethan discovers that:

The ship they were traveling on sank
Eveline escaped and began infecting everyone
Important revelation
This is where things get unsettling:
Ethan dies at the beginning of the game (yes, just like that, without ceremony).
Jack Baker kills him… but the mold revives him.
From that point:

It can regenerate (that's why it withstands absurd mutilations)
RE7 ending
Ethan defeats Eveline with the help of Chris Redfield.
He manages to escape with Mia (depending on decisions, but canon says he saves her).
Everything seems to be ending well.

New life
Ethan and Mia live in Eastern Europe under the protection of Chris Redfield.
They have a daughter: Rosemary Winters.
For five minutes they look like a normal family.
Initial attack
Chris breaks in, kills Mia (apparently) and kidnaps Ethan and his daughter.
Ethan wakes up in a village overrun by monstrous creatures.
The Four Lords
Ethan confronts the region's leaders:

They all serve the true antagonist.

The truth about Ethan
Here's the kicker:
Ethan hasn't been human since RE7.
It is completely a mold creature with human consciousness.
That explains:

Surviving life-threatening injuries
Basically, it's a functional corpse with a will.
Climax and sacrifice
Ethan rescues his daughter, but his body begins to disintegrate.
Chris gives him a bomb to destroy the Megamycete (the root of the mold).
Ethan decides to stay and detonate the bomb.
He dies ensuring the safety of his daughter.

Main house: old, damp, uncomfortable, as if the walls were breathing.
Guest area: more deteriorated, basically total abandonment.
Greenhouse: rotten and dangerous vegetation.
Testing area: traps and sadistic games.
Shipwreck: dark, industrial, full of memories that should remain buried.
The whole place is contaminated with mold. It's not decoration, it's a living infection.
